When you're preparing your home for the market, A professional staging consultation ensures every home hits the market looking its best—leading to faster sales, stronger offers, and fewer price reductions.  A consultation with the seller allows us to assess the needs of the home and create a customized plan. 


For occupied home staging, the consultation is an in-depth walkthrough—from curb appeal and through every room—where we provide actionable recommendations tailored to the home. You’ll also receive a booklet that serves as your personalized guide, allowing the seller to take notes and stay organized as we plan the next steps together. Starting with a consultation ensures your home is set up for success from the start.


What's included in our Occupied consultation Package:


1. Walkthrough Consultation

  • Starting with curb appeal, we’ll review your home’s exterior to ensure it makes a strong first impression.
  • Then, we’ll move inside, addressing every room, patio, and key space, providing tailored recommendations to showcase your home in its best light.

2. Occupied Home Staging Booklet and Guide

  • You’ll receive a 14-page booklet designed for you to write in during the consultation. As we go room by room, I’ll guide you through actionable suggestions, and you can jot down goals, notes, ideas, and next steps to stay organized and on track.
  • The booklet also includes staging checklists, cleaning and moving day tips, and photo prep and showing day guidance.

3. Paint & Decor Recommendations

  • If a room needs a fresh look, you’ll receive peel-and-stick paint samples for easy color updates for the interior and exterior of the home. 
  • I’ll also provide decor and styling and furniture arrangement suggestions to neutralize and elevate your home’s appeal for potential buyers.

4. Post-Consultation Follow-up Support

  • After the consultation, sellers will have a set number of days of unlimited access to us helping to implement the changes smoothly.

Time Allotment Based on Home Size - Always plan for time.  Call For more information. 

  • Up to 3,000 sq. ft.: Up to 2 hours
  • 3,000–5,000 sq. ft.: Up to 3 hours
  • 5,000+ sq. ft.: Up to 4 hours

This service is designed to give you a clear, actionable plan to get your home ready for the market—and make a lasting impression on buyers. 


Once your home is staged, it’s ready to shine for photos, showings, and open houses! Here’s what you can expect:

  1. Professional Photos:
    If you’re working with a professional photographer, the staged home will be photo-ready. A great set of listing photos is crucial since most buyers start their search online.
  2. Showings and Open Houses:
    Your staged home will create a welcoming atmosphere that makes it easier for buyers to imagine themselves living there. I recommend keeping it as close to the staged condition as possible for showings. This is one way my occupied consult guide will help as you can reference the "Set the Stage checklist" for photos and before showings. 
  3. Maintenance Tips:
    I’ll give you tips on maintaining the staged look throughout the selling process, including how to keep spaces tidy and fresh while you can still live comfortably. 
  4. Support Along the Way:
    I’ll be available by email, text or phone to answer any questions or offer advice "From Staged to Sold".
  5. De-staging:
    When we agree on the staging plan, I’ll provide a scheduled de-stage date so you know exactly when staging items will be removed. This ensures a smooth transition once your home is sold.

Ideal For:  Sellers who want to enhance listing appeal for online photos.  Or between showings. 


*STAGE ONLY - After the Consult and once you have already purchased the must-have market-ready items we sourced for you to purchase, our Stage Only Service is designed to bring everything together for a polished, professional look. With this service, we take the items you’ve selected and transform your home into a space buyers will fall in love with.

Ideal For: Sellers who want a professional, finished look.
