Yes. Elements Home Staging specializes in occupied home preparation and staging. Our process is designed to help sellers create a cleaner, more buyer-friendly presentation without requiring them to move out before listing.
Occupied staging works with what is already in the home first. Instead of furnishing an empty property from scratch, we focus on reducing visual distractions, improving flow, highlighting the home’s best features, and making the space photograph well while the seller is still living there.

No. Our services are designed specifically for lived-in homes. We help sellers prepare the home while they are still living there by giving clear, room-by-room guidance on what to edit, pack, rearrange, simplify, or enhance before photos and showings.
Every project begins with a Pre-Listing Consultation. This allows us to walk through the home, assess what needs to happen before listing, and create a clear plan for preparation, styling, photo readiness, and any additional support that may be needed. Your written consultation report is completed before we leave, so you have clear next steps right away.
The consultation includes an in-home walkthrough, room-by-room preparation guidance, furniture layout recommendations, styling suggestions, curb appeal notes, photo-day readiness guidance, and clear next steps.
This visit is strategic and instructional. It does not include cleaning, organizing, moving furniture, or hands-on staging during the appointment.
1. Buyer-Ready Pre-Listing Walkthrough
We begin with the exterior of the home to evaluate curb appeal and first impressions. Then we walk through each room, patio, and key living spaces to identify what should be edited, rearranged, simplified, highlighted, or enhanced before listing.
You’ll receive personalized recommendations designed to help buyers focus on the home’s strongest features.
2. Occupied Prep & Staging Booklet and Guide
You’ll receive a writable staging booklet to use during the consultation. As we walk through the home, you can take notes, organize next steps, and keep track of your preparation plan.
The booklet includes helpful guidance for staging, cleaning, packing, photo preparation, moving day, and showing day readiness.
3. Paint, Styling & Layout Recommendations
When needed, we provide paint color guidance, decor suggestions, styling recommendations, and furniture layout advice to help neutralize, simplify, and elevate the home’s overall presentation.
The goal is to make the home feel more buyer-ready while still working with the realities of a lived-in space.
4. Post Consultation Follow-Up Support
After the consultation, you’ll receive follow-up support for a set number of days as you work through the recommended changes.
This gives you the ability to ask questions, get clarification, and stay on track as you prepare the home for photos and showings.
Consultation Time Based on Home Size
Homes up to 3,000 sq. ft.: up to 2 hours
Homes from 3,000–5,000 sq. ft.: up to 3 hours
Homes over 5,000 sq. ft.: up to 4 hours
Larger homes, tight timelines, or homes needing additional preparation may require more time or additional services.

Occupied homes require preparation before photo day. Scheduling your consultation early gives you more time to complete the recommended steps and helps make the listing process smoother.
This consultation provides a clear plan to help move your home from lived-in to list-ready with confidence.
Please note: The consultation is a strategic walkthrough and planning appointment. Hands-on styling, sourcing, inventory, Photo Day Prep, and additional staging support are separate services when available.
Here’s what to expect after your home has been staged, styled, or prepared for listing photos.
Professional Photos
Once the recommended preparation is complete, your home should be ready for professional listing photos. The goal is for photo day to focus on photography — not last-minute decluttering, cleaning, or decision-making.
Showings and Open Houses
For occupied homes, maintaining the presentation is an important part of the process. Sellers should keep key rooms as close to their photo-ready condition as possible for showings and open houses.
Your occupied staging guide includes showing-day reminders to help you reset the home before buyers arrive.
Maintaining the Staged Look
We'll provide practical guidance to help you maintain the staged look while still living in the home. This may include tips for keeping surfaces clear, resetting pillows and bedding, managing daily-use items, and keeping the home feeling fresh and welcoming.
Follow-Up Support
After the consultation or staging appointment, follow-up support is available for a set number of days based on your service. This gives you time to ask questions, clarify recommendations, and stay on track as you prepare for photos and showings.
If Elements Home Staging Provides Inventory
Any accessories, art, bedding, greenery, or staging inventory provided by Elements Home Staging remains the property of Elements Home Staging and is intended for display only.
Staging items should not be moved, used, packed, washed, damaged, or removed without approval.
De-Staging
Once the home is under contract, de-staging is typically scheduled after the inspection and appraisal period, or according to the timeline outlined in your agreement.
Staging removal should be coordinated before closing so the seller, Realtor, and staging team have enough time to schedule access and remove inventory.
